Start with your total available funds, then work back to a purchase price. Ask for a transaction-specific estimate covering taxes, legal costs and financing expenses. Add insurance, community fees, maintenance and the cost of looking after the home while you are away.
2. Assuming the process works like it does at home
Contract terms, closing arrangements and ownership requirements deserve local advice. Have a Bahamian attorney explain the documents and deadlines before signing. The International Persons Landholding Act is a useful starting reference for the registration or permit discussion.
3. Buying the holiday feeling without testing daily life
Drive the route to groceries, schools or the airport. Check internet options, access and the services you expect to use. Spend time in the neighbourhood at different hours. The right setting should work on an ordinary Tuesday too.
4. Assuming rental income or easy upkeep
If letting is part of your plan, verify the applicable permissions and community rules. Build a budget that allows for vacant periods, management and repairs. Arrange independent inspections and ask for maintenance records instead of judging condition from photographs alone.
