Prepare your rental before the first viewing

By Matt Sweeting

A landlord preparing a welcoming rental living room

The best time to address small distractions is before the photos and viewings begin. A clean, ready-to-show property makes it easier for tenants to understand what you are offering.

Walk through with fresh eyes

Check lighting, doors, taps, appliances and air conditioning. Make a list of maintenance issues and arrange repairs where needed. Clear surfaces and give each room a thorough clean so visitors can focus on the space.

Make the presentation match the offer

Decide which furniture and appliances will stay. Photograph the property as it will be offered, and explain any work still to be completed. Clear, current photos help inquiries start with realistic expectations.

Plan access and handover

Set workable viewing times and identify who can provide access. Keep a record of the property’s condition and included items for the eventual handover. I can help you decide what to prepare first and coordinate the next steps toward listing.
