Compare rentals beyond the monthly rent

By Matt Sweeting

A couple carefully comparing rental information and costs

Two homes with the same advertised rent can offer very different day-to-day experiences. Compare what is included and how each location fits your life.

List what comes with the home

Ask whether utilities, internet, furnishings, parking or community amenities are included. Confirm any separately charged items with the person offering the property. Avoid assuming that one listing includes the same things as another.

Clarify the move-in arrangements

Ask for a written breakdown of the proposed deposit, advance rent and other charges, along with the payment timing. Confirm the availability date, condition at handover and what will be ready before you move in.

Compare the whole picture

Put your shortlisted homes side by side: location, space, inclusions, condition and recurring costs. Add practical details such as travel time and storage. I can help you gather missing answers so you can choose with a clearer picture of each property.
