Bring the whole financial picture
Start gathering identification, evidence of income, bank statements and details of existing loans. Ask the lender for its current checklist, particularly if you are self-employed or receiving help with the down payment. Share sensitive documents through the lender’s agreed secure process.

Ask about more than the maximum loan
Request an estimated monthly payment, the down payment required for your circumstances, fees and the conditions attached to any indication of borrowing capacity. Keep room for life after closing
Add insurance, utilities, maintenance and any community charges to your monthly plan. Keep a reserve for repairs and the first months in your new home. That makes it easier to decide whether an extra bedroom is worth stretching for.
